Terms & Conditions


  1. DEPOSIT    The deposit is US$250.00 for bookings of two weeks and shorter, add US$100.00 for each additional week. It is due at the time of booking along with the signed agreement. At the time of total payment due, US$250.00 will become security deposit and the differences will be credited back to your total rental. The premises shall be reserved under renter’s name as soon as the deposit reaches owner. Please note any oral reservation shall not lock up the property. The deposit shall be sent back to renter between 2 and 4 weeks from departure. In case the property has any damage that leads to repair, the deposit may not be fully returned. Minor breakage will not be deductible.

  2. FULL PAYMENT    The full payment is due 8 weeks prior to your arrival. Bookings made within 8 weeks are payable in full plus $250 deposit at the time of booking. The owners reserve the right to cancel the booking if payment is not received by the due date.

  3. CANCELLATION CHARGE    You may cancel the booking at any time. Every effort will be made to re-book your dates, but IF we are unable to do so, the following cancellation charge will apply:
    - More than 8 weeks from check-in date, deposit only;
    - Between 6 and 8 weeks from check-in date, plus 25% of the rental;
    - Between 4 and 6 weeks from check-in date, plus 50% of rental;
    - Less than 4 weeks from check-in date, plus 75% of rental.

  4. ARRIVAL/DEPARTURE    The rental commences at 4pm on the day of arrival and ceases at 11am on the day of departure. Early check-in and late check-out may sometimes be available at the owner's discretion, but an extra charge may be applied. The property will be cleaned before your arrival and again on your departure, but we ask that you please leave the house in a clean and tidy condition. Rentals are inclusive of cable, electricity and water. Local telephone calls are free.

  5. LIABILITY    The owners or their agents do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects, however caused.

  6. INVENTORY    No items may be removed from the house. This includes linens and towels. Please report any breakage or damage to the management company.

  7. HOUSE RULES    For the comfort of all our guests please note that our vacation villa is a non-smoking home and no pets are allowed.
